Half-Million-Square-Foot Industrial Project Developed in Edgerton, Kan.
EDGERTON, Kan. (May 3, 2017) – Copaken Brooks is pleased to announce Midwest Gateway, a half-million- square-foot industrial project under development at the doorstep of the BNSF intermodal facility in Edgerton, Kansas. The project is slated to begin construction the week of May 8 with a formal groundbreaking ceremony to be held later in the month.
The project, which is being developed by Copaken Brooks, is comprised of two buildings: 301,603 square feet and 186,107 square feet to be built on a speculative basis. The project is designed with flexibility to accommodate warehouse, distribution and manufacturing users. The smaller footprints address unmet demand near the intermodal for tenants who require between 50,000 and 300,000 square feet. Construction will be completed for both buildings and will be delivered ready for tenants’ occupancy in February 2018.
“We are excited to deliver Midwest Gateway to the burgeoning Kansas City logistics and distribution market,” said Bucky Brooks, principal at Copaken Brooks. “Midwest Gateway is an ideal project for us to extend our infill development expertise and deliver a state-of-the-art industrial project on a premiere site at the heart of the BNSF intermodal.”
“The City of Edgerton is pleased to welcome Midwest Gateway to the market,” said Mayor Roberts. “For the last several years, we have not had product available for tenants interested in smaller-scale, flexible space. This unique project fills a gap in our portfolio that will allow us to service a greater number of tenants wanting to be in Edgerton, particularly those that may provide support to other intermodal-related businesses. We are excited for the growth this will bring to the city of Edgerton.”
Less than half a mile from the BNSF intermodal, Midwest Gateway is the closest development site and is poised to leverage the intermodal’s advantages to help tenants reduce operating and drayage costs and maximize their supply chain. Being located along a heavy haul corridor allows shippers to send heavier loads to and from the intermodal yard.
“It is great to be bringing this project to the market. The supply and demand drivers for this size of building are unmet at the BNSF intermodal,” said Aaron Schlagel, vice president, development at Copaken Brooks. “The buildings allow flexibility for industrial users who need a more efficient building footprint and increased operational efficiencies due to Midwest Gateway’s unique locational benefits.”
The buildings will feature tilt-up concrete walls and architectural glass, a minimum 32-foot clear height, 7” floor slab and T-5 motion sensor lighting. Accommodating multiple industrial uses, the buildings will have ample docks with the ability to expand, plus truck parking and trailer storage.
The property is co-listed by Bucky Brooks of Copaken Brooks and Nathan Anderson and Russell Pearson of NAI Heartland. Project team members include GMA Architects, ARCO National Construction, Shafer, Kline & Warren, Krudwig & Associates, and Metro Air.
